One of the primary purposes of the Declaration of Covenants, Conditions and Restrictions for Edgewater (the Covenants) is to provide the homeowners in Edgewater with a framework of rules and regulations that would assure each of us that the property within our Community would be developed and maintained in a fashion that will protect the investment of every homeowner. One important aspect of maintaining the integrity of a residential community is to provide the homeowners association with the right to review and approve changes to the exteriors of homes within the community. The Covenants strictly prohibit the addition of any Structure, or the alteration of any Structure, on any Lot without written approval of the Covenants Committee. The Declaration further states that the Covenant Committee has the right to develop and disseminate guidelines for the Community. These guidelines shall be considered an extension of the Covenants. This document is not an all inclusive list of restrictions, but a set of rules and regulations to be followed by homeowners when planning landscaping, or the construction or alteration of any Structure located on their property.
As a homeowner, is is your responsibility to familizarize your self with the covenants, abide by the covenants and report potential violations.
Special Notice: Change in Property Management Companies:
As previously reported to you by the Edgewater HOA Board in the Edge newsletter, COPS report, and Edgewater Website posted board minutes, the Board has undertaken a rebidding of all service contracts for the 2010 year. The first major contract decision was that of management company. The Board received bids from four management companies, and after careful review decided upon Community One Associates. This is a large firm that can bring many benefits to our community including the latest technology and more competitive bids on services contracts as a result of their relationships with major service providers and companies. Community One will assist the Board in soliciting, reviewing, and selecting the final vendors on all other service contracts.

August 1st Email Announcement - HOA Meeting - September 14th, Amendment Changes & Survey
You should have received a mailing from our management company, Atlanta Community Services, that included two proposed amendment changes with ballot and a short survey. The letter also serves to notify all Edgewater homeowners that their will be an H.O.A. meeting on Monday, September 14, 2009 at the Upper Clubhouse. All Edgewater residents are urged to read the contents and to participate by casting their votes and filling out the survey. Mail Box Posts and Mail Boxes
NOTE: If you were not aware, the mandate to replace all mail box posts/boxes as was originally communicated in 2007 was rescinded prior to the assessment. Residents needing to replace mail box posts/boxes should proceed with the replacement.

The HOA purchases the posts from JWH, and they come with a primer coat of paint. The cost is $120.00, which is our cost. This is not a fund-raiser. We do not add tax or shipping - all we are trying to do is save you a trip to the JWH warehouse near Hartsfield Airport.
Now, you can also purchase a new mailbox from us $25.50 (no tax) (Supplier increased cost from $23.50 to 25.50 as of July 12th, 2010). The numbers are 3" black aluminum. We do not stock these.
